Finding and Applying for Rental Accomodation Great tenants are highly valued. In order to increase your chances of successfully renting your preferred home, I hope the following information is of some assistance. Available rental properties will be advertised on
RealEstate.com.au.
Properties are shown by appointment after an initial phone interview to ascertain if the property is likely to suit your housing needs. I trust you will find this a more personalised experience than being herded through a ten minute Open for Inspection. If you decide you would like to rent the property I will give or email you application forms, and the proposed tenancy terms.
Please be sure to fill in all relevant details on the application form, and provide supporting evidence that can be verified. Doing so gives you your best chance of success. Email your completed application back to me as quickly as possible. You will receive an answer on your application within 24 hours, subject to being able to contact your references. If you are accepted you will be required to immediately pay a bond equal to four weeks rent, and four weeks rent in advance, in cleared funds into the trust account. (Total value of eight (8) weeks rent.) Once this money has been received, an appointment will be made to meet you at the property to explain and sign the tenancy documentation, and complete a condition report together. On the start date of your tenancy, I will meet you at the property to give you your keys and welcome you. Remember to organise connection of your electricity and other services, organise contents insurance for your belongings, and redirect mail from your previous address.

Tenancy ObligationsUnder tenancy legislation, tenants have rights, and responsibilities. As a guide, during the tenancy your key obligations will be to:
- Pay your rent in advance, which can be done online for your convenience. (Pay rent here)
- Pay for water charges if applicable.
- Keep the property clean and undamaged.
- Report any maintenance issues promptly. There is a Repair Request link at the very bottom of every page of this website for your convenience. Urgent matters can be phoned through instead.
- Allow lawful entry (for an allowed purpose with correct notice given).
- Seek permission before making any changes to your tenancy. (eg. people moving in or out during a tenancy, adding a pet, etc)
- Seek permission before making any changes to the property. (eg. adding picture hooks or installing cabling for additional services, etc)
- Not cause nuisance to neighbours with unreasonable noise.
- Abide by any Body Corporate rules if applicable.
- Provide correct notice if you wish to move out.
Further information can be found in the Form 17A booklet given to all tenants at the start of a tenancy. Your rights will always be respected; including your rights to quiet enjoyment, to have repair requests attended to promptly, and to be given correct notice of inspections or any changes to your tenancy terms. I encourage you to openly communicate with me about any issues that might arise during your tenancy. The sooner a problem is realised, the sooner we can find a solution. Vacating the Premises Decided it's time to move on? Always ensure you have given correct written notice if you intend to vacate the premises. Once you have given notice, it will be necessary for me to advertise the property and arrange access to show the property to prospective new tenants.You will be required to leave the property in the same condition it was at the start, apart from minor wear and tear. Once it has been confirmed that you are vacating, I will be in touch to make an appointment to meet you at the property on handover day. You would be expected to be fully moved out and ready to hand all keys back by the time of this appointment. We will complete an exit inspection together, which will give us both the opportunity to ensure agreement. Cleaning tips: - Ensure walls and ceilings are free from marks.
- Leave the oven, grill, hotplates and rangehood clean and grease free.
- Wipe inside all cupboards.
- Thoroughly clean showers, baths, handbasins and toilets.
- Clean and disinfect kitchen sinks and laundry tubs.
- Clean mirrors, windows and window tracks.
- Clean light fittings and ensure all bulbs are working.
- Clean any ceiling fans and airconditioner filters.
- Remove cobwebs and dust from balcony or deck areas.
- Wash hard floor surfaces.
- Have carpets professionally steam cleaned on the last day.
Check your entry condition report and ensure the property is being left as it was at the start, allowing for reasonable wear. An exit report will be completed when we conduct the final inspection together. Ensuring the property is left in the required condition by the time of the exit inspection will facilitate a prompt bond refund for you. Should any item not be clean or in good order you will be given a reasonable opportunity to address this, but with respect given to the timing of a new tenant who might be moving in. It is hoped that any and all issues can be agreeably resolved without need for bond claims or disputation.
