    In more recent years my career has evolved into consulting and training in real estate, but I have been constantly asked to manage properties for people. So now in 2009 I have decided to combine my ongoing training work with a return to hands on involvement in residential property management. However, my goal is to do so in such a way that I can offer a unique service to select clients - something beyond standard agency management.

    Why go for run of the mill, when you can run the mill?

    The idea behind Twenty to One is to provide a management service that can be truly personalised, where only one highly qualified and experienced person will be managing your property, and where a maximum of twenty properties will be managed at any given time. Operating with a focus on sustaining service levels for twenty clients, rather than the usual agency ambition of acquiring as many managements as possible, sets TwentyToOne apart. Offering the service to select clients means I can ensure a more intimate knowledge of your requirements, your property, and your tenancies. There will be no delegating tasks, no staff turnover to contend with, and no diminishing service or accountability over time. Nor will you have to contend with a Monday to Friday 9 to 5 mentality.

    TwentyToOne utilises available technology to conduct business online and onsite at your property, not from a suburban office. I have streamlined the traditional office structure in order to provide the necessary flexibility. Receipts and payments will be transacted via proven and reliable online banking procedures, and you can have your rent money as I receive it rather than waiting until the end of the month.

    Ongoing communication with your tenants, and with you, may be facilitated via this website and of course, via email / phone or personally.

    All procedures will be fully compliant with Office of Fair Trading requirements. Additionally, as a licensed member of REIQ, you can be assured that I am accountable for conducting all business within the ethical bounds of REIQ's Standards of Business Practice.

    This is a management option for smart investors who know that the bottom line depends as much on your choice of property manager as it does on your choice of asset.

    About Me

    Whilst I was originally a school teacher, curiosity caused me to leave teaching to take my very first job in a real estate office in 1990. It was the property management side of the business that immediately drew my interest, and within 10 months I was the Property Manager, in charge of 300 properties.

    During my career I have worked in property management in Mackay, Rockhampton, the Sunshine Coast, Brisbane and briefly in London.

    When I first started in real estate, there were no requirements to undertake formal training, but I sought to further educate myself of my own accord. I completed an introductory course in 1991, then in 1998 I studied further to obtain a Certificate IV in Property Services (Real Estate Operation). In 2005 I completed additional modules of study and subsequently obtained a Certificate IV in Real Estate Agency Practice and applied for a full Real Estate Agent's licence.

    In 2001 I moved into a consultancy role. I began training for REIQ (Real Estate Institute Qld) in Brisbane on a contractual basis, authoring some training materials for them, and providing both classroom and distance education training to students entering the real estate industry. My passion, and my field of expertise, has always remained property management and I am still currently a contract trainer with the REIQ's Professional Development division.

    I have also invested in real estate myself, so I know first hand of the concerns you face.

    On a more personal level, I have a strong interest in conservation and animal welfare, and accordingly I will be donating 5% of all profits to The Wilderness Society for the excellent work they do in preserving native species of flora and fauna.

    Management Specifications:

    Could TwentyToOne Manage My Property?

    TwentyToOne is a boutique service that will only ever cater to a maximum of twenty select properties at one time.

    Key considerations:

  • Management service can be provided for properties within the Brisbane CBD and within a 10kilometre radius of the city centre. Also the Samford Valley area. If your property is not within these areas, please contact me to discuss whether it is possible to manage a property in another area of Brisbane.

  • Management service can be provided for properties that are in a good state of repair, secure, clean, and compliant with all health and safety standards.

  • Management service can be provided for properties likely to achieve at least $500 per week.

    Other considerations:

  • Are you able to provide evidence of ownership of your property, such as a title search or rates notice.
  • Do you have current public liability insurance on the property of at least $10 million?
  • Are you accepting of the need to comply with all requirements imposed on lessors under the law? (Further information can be provided.)

    Did You Know?

    If your property is currently tenanted and is currently being managed by an appointed agent that you aren't satisfied with, you can still change agents without effecting the tenancy.

    Should you wish to change managing agents for any reason, the law entitles you to give written notice to end an agent's appointment. Timeframes of notice may vary, and will be stated in your PAMD Form 20a signed with your current managing agent. If not stated then 90 days notice would be required. If you chose to make a change, doing so would not end or alter the tenancy agreement with the tenants.
